This Agreement entered into on ____________________, between Landlord and ____________________, as Resident.

For the consideration of lease payments the Landlord leases to the Resident, and the Resident leases from the owner, for residential use only, the premises known as ____________________, California.

Rent is due in advance on the __________ day of each month in the amount of $__________ per month (which includes $__________ for city utilities) beginning on __________, and continuing until __________.

The second month's rent will be prorated to the first of the month if the starting date is not on the first.

Tenant shall vacate the premises upon termination of the agreement, unless landlord accepts rent from tenant creating a month-to-month tenancy which requires 30-day written notice to vacate from the tenant.

Please notify Landlord 30 days prior to moving if you plan to vacate the property at the end of your lease.

The Resident further agrees:
1. The premises will be occupied by the undersigned ______ adults and ______ children.
2. Without the landlord's permission, no bird or animal shall be allowed except __________.
3. Resident has received __________ keys to the premises and __________. Tenant is responsible to get new mailbox keys at the Post Office and pay for the same if required.

6. No portion of the premises shall be sublet, nor this agreement assigned.
7. Resident has inspected the premises and found the same to be satisfactory. Resident will complete the Check-In Report within two days after taking occupancy and immediately return this report to the Landlord. The resident is responsible for changing air filters and minor repairs to the property.
8. Resident shall keep the premises, furnishings, appliances, and fixtures in good order and condition and pay for any repairs caused by negligence or misuse of the resident or their invitees. The landlord does not insure resident's personal property.
9. Gardening shall be the responsibility of the ____________________. If done by resident, lawn, grounds, and shrubbery must be properly trimmed and watered. Owner may hire work and charge resident if not maintained. Minor sprinkler maintenance is the responsibility of the resident.
10. Resident is responsible for all pest control during occupancy, including ants, fleas, roaches, and mice.

15. Resident to park only in paved parking areas. Any wrecked, damaged, or inoperative vehicles must be removed promptly.

It’s in the heart of Fresno you can go up the mountain or down the 99. Shopping is very close by and delicious dining as well as fast food if that’s your preference. Easy access to freeways and entertainment is very family friendly during farmer markets in Old Town Clovis. Lots of local shopping and antique stores."

    "I love living right off the Clovis Trail. Been here 9 years and don’t plan on moving. I’m the onsite manager of Trailside Apts. Dewiit has sidewalks on one side and is well lit. I’ve walked after dark and feel pretty safe. Pollasky doesn’t have sidewalks and isn’t well lit but the streets are wide and good for walking. And there’s always the trail!"
