* Late rent payments may incur a late fee of $50, starting on 6th of each month.

* Utilities are to be paid by the tenant.
3. SECURITY DEPOSIT:
* A security deposit of $2,500 is required at the signing of the lease.
* The security deposit will be held to cover any unpaid rent, damages, or cleaning costs beyond normal wear and tear.
* The deposit will be returned within 30 days after the end of the lease, minus any deductions for damages or unpaid rent.
4. MAINTENANCE AND REPAIRS:
* Tenants are responsible for routine maintenance and minor repairs.
* The landlord will handle major structural repairs and issues not caused by tenant negligence.

Commutes out of town can take a long time, but they are near completion on many new roads and improvements for travel. Overall though you can’t find a more friendly city with MANY free activities and a wonderful sense of community."
