Artist Studio Apartment. This apartment is apart of a larger warehouse artist/entrepreneur community. Funky, beautiful restored old furniture factory on a few acres of land. Has a big wide open space perfect for creative pursuits. This rental space is in the foothills of the Appalachian Mountains in the small country/industrial town of Toccoa, GA. Only a 5 minute drive to down town Toccoa, a 2 minute drive to Big A Road, or an 8 minute drive to the local Walmart Super center.
For nature lovers, this location is a 15 minute drive to Panther Creek hiking trail or 23 minutes to Talulah Gorge State Park.

Comes with your own parking and private entrance. Has large barn door style doors.

Utilities are shared amongst two other renters, including the occasional stay of the property owners, or their property manager, all in a separate part of the same location. Your part of the property is private.

Perfect for a single adult or small artist group looking to expand their creative pursuits or be in something a little different. Not appropriate for children. Rent includes one private bedroom and / or office, a 1/2 bath (see photo), and giant artist space (see photos). Shower/bath is currently shared but will be kept mostly private for renter.

Shared laundry maybe negotiable. There is an organic garden on the property that maybe also shared. Property is secured by security cameras, chain link fence, and a good, active community of talented, hard working, kind, courteous, entrepreneurial spirited people that keep an eye out for one other.

1 year signed lease + 1 months rent security deposit. Non-smoker only. Strict No illegal drug policy.

Utilities shared with two other renters. Currently you'll have to manage your own recycling and garbage but garbage removal services can be added for an extra fee. Recycling in Toccoa has to be taken off property as the city has no recycling program currently.

Will be getting internet soon but don't have currently. Once we have, you'll have the option to share with this cost and service if you choose.

Pet maybe negotiable but must be clean and well behaved. Pets are not advisable as this apartment is apart of a working warehouse property. Renters are required to sign a release waiver.

References required. Rent includes parking for one car. Two cars maybe negotiable.

Basic furniture can be furnished if required for extra rent and security deposit. Also there is another room right next door available for rent if additional space is required.

    "i’ve lived here most of my life and it’s decent. some places are a little bit or dangerous than others. some neighborhoods are very nice and well kept and others aren’t so nice and aren’t kept up very much. toccoa is small enough to where most people just drive or walk to places but i definitely don’t recommend walking at night "

Excellent schools, great churches, low taxes, low crime, you can still buy a nice home w/land for $120,000, everyone is community-oriented and cares. There isn’t a lot for teens & young adults to do, but with Atlanta, Athens & Anderson an hour away, you’re not missing much. Toccoa is a beautiful little town!"
