We perform full background checks on each individual in the home 18 years old and older.
Proof of Landlord Required Renter Liability (LRRL) insurance is required for all residents at the time a security deposit is placed on the unit. If proof of required coverage is not provided before or at the time of placing the security deposit, the renter(s) will be automatically enrolled in FolioGuard through AIS at a cost of $13 per month until acceptable proof of coverage is received. FolioGuard charges are billed on the 1st of each month, in addition to rent and any other applicable fees, and are not prorated. Once valid proof of required LRRL coverage is provided, FolioGuard enrollment and charges will end for the next billing cycle. To waive the automated liability insurance, you must submit a Declaration form from your insurance provider that names each tenant, JK Property Management named as an additional interested party, and $100,000 limit of liability for no less than the following causes of loss: fire, smoke, explosion, backup or overflow of sewer, drain or sump, and water damage.
If a property is marketed as pet-friendly, pets must be included on the application with an attached full-body color photo of each pet. There are no breed restrictions, but size and age may be limited. Each pet (specifically dog or cat) in a household will require additional charges ($500 additional security deposit/ animal + $25/month/pet). There are no additional charges or deposits for other types of animals. Fish tanks are limited to 10 gallons.
Assistant and service animals should be declared within the application and all supporting documents provided to include a "Reasonable Accommodation Request Form" and a "Verification of Need form" from a qualified care professional. Property pet restrictions and fees do not apply for assistance and service animals
Available properties are not held for any one specific applicant, but rather are rented on a first-come; first-serve basis to the first qualified and approved resident who has viewed the property in person.

    "It is a family-friendly neighborhood. Safe for kids and pets to walk around. Easy to get to downtown but is tucked away from traffic so it is quiet. Across the street is the Meadowlark Country Club for golf enthusiasts. They also have indoor and outdoor tennis, an outdoor pool, small gym and a great restaurant with a view of the Missouri River. CMRussel Art Auction every 3rd week of March happened here every year. Baseball field for little kids and a walking trail for dogs is a big plus at the end of our street. "
