Enjoy your stay at our home and soak in the hot tub after a long day of exploring the Wasatch Range. Mountain biking, hiking, fishing and climbing are a 10 minute drive from your doorstep.
You are 20 minutes to downtown SLC and the airport. Park City and Deer Valley is a 40 min drive.
There are 2 backyard outdoor living spaces with a water feature that attracts all sorts of birds. There is an amazing view of the Wasatch range from the main living area and front porch.
The unit is fully furnished. It is used as a Short Term Rental during the winter months.
The following information is for off-season monthly rental in the summer, spring and fall months
Monthly Lease term:
1- A $1000 refundable deposit is required with exceptions noted.
2- A cleaning fee of $150 will be non refundable.
3- You agree to pay for any items you may damage in the unit.
4- Occupancy limits: 7 max permanent residents are allowed
5- Smoking and vaping is NOT allowed inside the house: There is a $200 per day fee for every day of your booking if it is found that you have been smoking or vaping inside the home.
6- Acceptance of state of space: We allow the tenant to survey the properties upon arriving and to communicate any pre-existing damages that they would not like to be charged for after check-out. The tenant has the first 2 hours after check-in to report any issues. After that time period, the guest accepts the condition of the home.
7- The paper goods that are found in the home (toilet paper and paper towels) are all that will be provided for your monthly lease. We provide 2 to 3 rolls per required location. We ask that you provide your own paper goods after the provided rolls have been used.
8- Items left behind will be held for 14 days. You must make arrangements with the host to get those items. We can ship the item(s) to past tenant for a $20 Fee plus the cost of materials and shipping costs. Payment must be received prior to shipping. After 14 days those items will be considered abandoned.
9- We follow and abide by the Americans with Disabilities Act, the Fair Housing Act, and Airbnb's Terms of Service to not discriminate as we provide reasonable accommodations and reasonable modifications for individuals who request to stay at our homes.
We reserve the right to deny any guests that cause the host, homeowner, or other guests undue financial or administrative burden or "poses a direct threat to a person's health or safety" .
10- Hot tub rules:
No glass in the hot tub
No food in the hot tub
Quiet hours after 10 pm
Please put the lid on whenever the hot tub is not in use.
11- The 2 car garage is for the tenants use. Additional parking is allowed on the driveway or on the street.
12- There are security cameras in the garage, South side of building and a door bell camera. We can provide guest access for the tenant. Disabling any security cameras will terminate the lease without a refund and the tenant will be required to vacate immediately.
13- The entire basement and outdoor parking space directly South of the house is reserved for the owners storage. We will require access and will provide a 24 hour advance notice.
14- Pets are NOT allowed. If a pet is discovered on the property a $250 cleaning fee will be deducted from the deposit and all the costs associated with damage will be charged to the tenant.
15- Hot tub and landscape maintenance will be the responsibility of the owner. The owner or maintenance individuals will require regular access to the property.
Longer term leases are available and terms can be negotiated.
Lease duration is negotiable.
A $40 tenant verification fee will be required.
The property will not be available over the winter months Dec 1 through May 1.
