Credit/Background Check: As part of the application process, the prospective tenant will be responsible for a 40 Dollar non-refundable credit check fee paid directly to TransUnion agency. References and pay stubs will be requested as part of this process.

The terms of the lease and the rent amount are non-negotiable.

Renters Insurance: A minimum of $300,000 in public liability coverage is a requirement. All tenant ages 18 and over who are residing in the unit must be listed on the policy or each can have a separate policy. Evidence of insurance needs to be submitted with the lease.

Pets: All pets must be approved in writing by the Landlord. Maximum 2 pets are allowed on the property at any time. Outside of cats and dogs, no other pets (fish, hamsters, etc) are allowed without landlord's written approval. An additional deposit is due per the below terms. This deposit will be returned at the end of the rental term if no damages have incurred due to pet. If damages have incurred, repair cost will be taken out of the below deposit. Renter is responsible for any additional cost that exceeds the deposit.
Deposit: $500 per pet.

Payments: Security deposit and the first month's rent shall be submitted in separate cashier checks or ACH deposit. After this first payment, rent shall be paid via electronic bank transfers/direct deposit every month.

Only the tenants listed on the lease may occupy this home.

No smoking in the home.

Landlord is granted access to physically inspect the property from time to time with a 24 hr. notice to the tenant.

Landlord requests that tenants take care of small things like light bulb changing and costs under 100 dollars themselves, in good faith.

Its the kind of place where a piece of llitter on the sidewalk would find its way into my hand because it looked so out of place. Not a snobby place by all means however. The cost of living is affordable for this beachfront community with its many amenitiies. The dog beach that spans the length of the enclave, the trendy and hip shops, bars, and ethnic restaurants on 2nd Street. set the living platform for a fairly diverse, friendly while not nosey group of singles, couples, retirees and some young families to prosper from within. Everyone is always seemingly happy and the permeating lovely fresh sea breaze and pretty environment is why. I am convinced."
