This is mainly a summer-fall property as there is no winter maintenance on CR8 and avalanche risk in this area can be very high under certain winter conditions. There are no utilities on site but there is surface water on or near the property. All use of water requires a water right. Some property is south facing so solar may be a great power option. The middle fork of Mineral Creek flows yearround but it would need to be treated and filtered for potable water use due to high mineralization of the property and its surrounding area. San Juan County is zoned so you need County permission for any type of improvement or building. The property elevation ranges from 10,500 - 11,000 feet. One can be in Silverton in about 25 minutes via HWY 550 and CR 8 or into Telluride in about an hour via Ophir Pass Road. The Silverton access is 2wd whereas the Telluride access is SUV/4wd.
