About this House

This is the downstairs unit of a duplex located at the most desirable street in Encinitas. Neptune is a one way street across from the ocean and is known as a place to walk, ride bikes, roller blade and head to nearby Beacons beach.
The unit is extremely private as the upstairs tenant has their own entrance off of Neptune. This unit is accessed via the back alley and comes with two off-street parking spots.
The backyard is large with a private palapa for the downstairs unit. There are four garden boxes available in the common backyard area.
Its a five minute walk to numerous restaurants bars and coffee shops along highway 101 and Leucadia Blvd.
The unit will undergo a complete remodel of the kitchen area with all new appliances including refrigerator, range, dishwasher and microwave. The current wall with cabinets will be removed to create a new 10 X 13 ft space with adjacent storage. A crew of three will begin work on 12/15 and we dont anticipate any problem completing the project by Jan 1st.
Washer/dryer are included in the unit.

No pets as its impossible to secure the backyard so that a pet doesn't leave the property. Internet, trash, and utilities included up to a maximum of $100/ month. Water is paid separately by the tenant but rarely exceeds $50-70/month. Gardener is included in rent.
No smoking permitted.
Up to two parking spots provided in the back of the lot off of the alley.

It’s not as communal as other cities I’ve lived in with many people driving in and out of the community and then staying inside or in their backyard. The gates parks prohibit kids meeting there unless they belong to an association. It’s odd to see a gated park that children cannot play on , meet new kids that live across the street, etc. I’m used to larger cities where there are more public places to gather, meet your neighbors, and create a stronger community."
