This clean, quiet, 1 bed, 1 bath unit has plenty of natural light and a shared fenced in back yard with large deck. Tennant is welcome to use the back deck for a small propane grill. Apple trees, pear trees and sweet seedless grapes surround the property. Tenant is welcome to all the fruit they can pick!

Friendly, long term, lower unit resident, and long term home owner neighbors make this a great property for a tennant searching for consistency in their neighbors & not a lot of noise or drama in their surroundings.

Hardwood floors throughout. Electric base board heating. Microwave & 1 window unit AC provided. Locked downstairs storage unit provided for extra/bike storage.

Property is only a few blocks from downtown dining, movie plex & more. Location also offers quick access to hiking, bike trails & is only a 25 min drive up Canyon Rd to 3 major ski resorts.

*Clothes dryer is currently included & installed, but we are still in the process of trying to get a washer hookup installed. For this reason washer is not guaranteed with the unit at this time, but negotiable for the right tennant.

*Current tennant is moving across country & has some furniture they are willing to sell or leave if someone is looking for a partially furnished apartment. Otherwise unit will be removed of all furniture before next tennant moves in.

Property can be available as soon as July 13th. 12 month lease preferred, but shorter terms are negotiable depending on situation.

Landlord pays for water/trash/sewer. Tenant is responsible for setting up & paying for their own electric through Rocky Mountain Power(no gas utilities are required as heat is electric).
Cats allowed or quiet, small dogs are allowed with an additional deposit & $50 monthly pet fee.
No smoking or vaping.
Tenant is welcome to all the fruit they can pick off the fruit trees on the property, but responsible for help with pickup of fallen fruit in the fall.
Reduced monthly rent available if tenant helps with seasonal backyard lawn mowing.

Tenant must have:
- 2.5x income greater than monthly rent
- 600+ credit score
- good references
- no prior evictions
- credit & background check required
- renter's insurance required
- 1st month's rent & $1,200 security deposit required at time of lease signing
- direct deposit, ACH debit or other form of electronic payment required for rent payments
