Rare opportunity for a lakefront home with a short and flat walk to the shores of the Lake Lanier (Chestatee River) is available for you and your family.

This maintenance-free 3 bed/4.5 bath cabin, complete with a loft, basement, and boat garage, is ideal for either a weekender or full-time residence and boasts a 32x28 covered dock (permitted for 32x32 and currently has 9+ ft of water at 1066) - and plenty of room to chase water in drought scenarios - with a boat slip (long enough for a 28' boat) and a ski slip wide enough for two ski ports.

There is LVP throughout the main floor and basement. Master is on the main, two bedrooms are in the basement, and the loft has room for three queen beds which allows for plenty of sleeping combinations. Each bedroom is large enough for a king bed and furniture and has an ensuite full bathroom. The loft has a full bathroom with a shower. For "lake days," the house can sleep 12-16 and the driveway can handle 12+ vehicles. (We have personally done both.)

The kitchen was refurbished in 2025. Surfaces were upgraded from granite to quartz, backsplash was tiled (upgraded from tin), and the sink/faucet/disposal were replaced. All appliances are stainless (Frigidaire Gallery). Island has two seats and can be enlarged, if desired.

Home was built in 2015 - we are the second owners. We added steps from the deck in 2021, extended the dock roof in 2022, and replaced the main HVAC unit in 2023 and carpet in the Master with LVP in 2025.

It is unusual to find a home with open water views in a nice neighborhood (with friendly neighbors) which doesn't need to be completely refurbished and has an easy walk to the water from the house without paying over a million dollars.
