Recreational retreat in southeastern Tuscola County. Approximately 57 acres, located on a main paved road and only 3 miles north of M-46 and a couple miles west of M-53 for easy access. The property is a nice mix of trees, bushes, tall grasses and lots of wildlife. The property has a mix of higher wooded ground on the north and south ends with the middle portion having its share of seasonal wet to damp spots with lots of heavy bushes and tall grasses and trails for access. The property is home to deer, turkey, and small game. Lots of deer trails are found winding throughout the acreage. The thick brushy areas in the middle parts of the property are a favorite place for deer bedding and feeding, with many scattered wild apple trees. The northeast part of the property is where you'll find the rolling hard woods. There are some oaks back in there that will take a couple of people to reach around. Lots of acorns to feed the critters. The Elliott Drain runs through the property from north to south providing the wildlife with a water source. A nicely mowed trail along the eastern side of the drain provides good access for both foot and ATV traffic to the hunting areas. Up front there is a "rustic" 3 room hunter's cabin that provides a place to rest and relax after a big day in the woods. There are bunks for 4 people. The cabin has a propane wall heater for warmth, and electric service for lights TV, etc. The water source on the property is via a hand drilled 2" well. Seller doesn't use that water for consumption. No showers or toilet facilities are in place in the cabin. There is a "path to bath". Near the cabin is a car port structure set up for the storage of tractors and equipment used to maintain the property. If you're in the market for a new hunting camp location or a place to get away and enjoy the outdoors this one is worth a look. A heck of a place to make some memories. You'll need an appointment and a real estate agent with you to be on the property. Acreage size is estimated. Smaller parcel was surveyed many years ago. Larger parcel hasn't been surveyed.
