This is an opportunity to purchase four lots 5870, 5880, 6040 and 6050 which total approximately 6.82 acres. The lots are located at the northeast corner of Jellison Road and Henry Lane, in the Bull Creek area of Osceola County. These lots are heavily wooded with many large mature trees. When looking for property in the Bull Creek area the very first thing you should be aware of is access. There are many vacant lots in Bull Creek, but the vast majority are accessed via public easements. Any roads that are developed on the public easements are classified as “private” roads by the county, and the county accepts no responsibility whatsoever to maintain the private roads. Most of the vacant lots are not even on a private road, but whose legal access is via the easements. It is the property owner’s responsibility to construct an access road at their own expense if they want access to their lot. These lots are accessed by either Jellison Road or Henry Lane.
The second factor that you must consider is availability of power. There must be an existing power line adjacent to the property in order to obtain power. If there’s no power line it is prohibitively expense to bring power to a property if none currently exists. The second photograph shows an abandoned trailer that has existing electrical service and a well.
The current zoning code requires a five-acre minimum lot size in order to develop. Most of the lots are 1.25 acres. You must apply for a variance before any permitting would be allowed. These lots total 6.82 acres and therefore development is permitted.
Lots 6040 and 6050 share their south property lines with Triple N Ranch Wildlife Management Area. Since they are both within 200’ of a WMA you are permitted to have a hunting camp without incurring any impact fees.
