Description

One of the listed rooms that is counted as a bedroom could also be a family room, or office. This room has a separate keyed entrance. There is also a year around Florida Room that is under heat and A/C. The house has just been repainted and the gutters, shutters, awnings, and storm door on the left side are all brand new. The roof is only about 2 1/2 years old, also the water heater is new, A new high efficiency central air conditioning unit was installed in 2015. There is a 12x32 Amish built lifted barn in the back of the property. The Zestimate on this house is well under valued. The home next door at 738 Myrtle Ave. sold for $119,500 in April of 2013. That home is 2 bedrooms and 1 1/2 baths. Mine is 3 bedrooms and 2 full baths. My home has three outbuildings, one of which is a shop with work benches, large vise and electricity. The three outbuildings were valued at $25,000 for insurance purposes. I also have a full Invisible fence (for pets) around the entire property to keep my dog on the property. This was a $1200 expense. Finally, I have hurricane shutters around the entire house (except the Florida room) that are valued at more than $3000. The house on the corner at 742 Myrtle Avenue has been vacant for over 3 years after the owner committed suicide in the house. It has also been ransacked by people. This home is given a higher Zillow "Zestimate" than my home. Zillow Zestimate prices are ridiculous and they do not allow an owner to provide any information to update the Zillow information so the "Zestimate" would be closer to reality. One of the factors they use to calculate their "Zestimate" is the taxes paid in the previous year. My father, who owned the home until his passing, was given a Homestead exemption and he was also a WWII veteran and he paid about 1/3 of the normal tax rate. This reported tax rate, which Zillow uses in their "Zestimate", may be one of the reasons the "Zestimate" is so low. Please do not put a lot of emphasis on a "Zestimate" as they put up a number without having much information on the property they are putting a figure on.

    "The EastGate neighborhood is a hidden gem. There are a number of nice, older homes on good-sized lots, with many being upgraded with every new owner or already renovated. There are also many future opportunities as you look around. It's a perfect location between historic downtown Venice on the Island, and east to I-75 and the new areas being built out there. There's a Publix a block over and Venice Avenue isn't as busy as Route 41. Even with all the growth and new development, this part of Venice remains low-key and very pleasant. The homes here are a good value for the money and worth either buying and renovating, or buying an upgraded one. One of the best areas in the city that is not on the island, and my family has been here since the early 90s."

    "I generally do not walk my dog along the sidewalks or roadsides. My dog becomes frightened by the cars speeding by. We go along my subdivision or to one of the local dog parks. Having a dog park along Venice Ave (the Eastern end) would be lovely. "
