Built in 1962 with an effective date of 1990 from previous owner's renovations, it has a seven-year young roof, a four-year young HVAC system, the caged pool which has a four-year young solar pool heater, the flooring and baseboards are three-years young and the refrigerator and dishwasher are two-years young. The hot water heater is three-years young, and the house has all newer vinyl windows and sliding glass doors, which were done four years ago. The pool area is caged and the pool has a two-year new electric heater with a five-year warranty. The solar panel heating system is there, but is non-operational. The entire rear yard area is WHT PVC fenced with two privacy gates. There is ample driveway parking space, plus a parking pad next to the one-stall garage, and also on-street parking, There is also a 11 x 11 non-HVAC storage room attached to the home behind the side patio. The Primary Suite has dual sinks, a jet-tub and shower combo, and a walk-in closet. Both the other two bedrooms have built in closets, and the second bathroom has a tub/shower combination. The second bedroom has sliding glass doors out to the side yard of this one-third acre estate property. Whitfield Estates has no homeowner's association or association fees and this is not a deed-restricted neighborhood. It does adhere to Manatee County rules and regulations, concerning leasing and pets. Flood insurance is not required. Homeowner and wind insurance is $4,400 annually. Monthly utility and maintenance costs are on average: FPL is $250. Manatee County water, sewer, trash, recycling is $200 to $300 depending on the pool. Pool care is $135 and lawn care is $100.

    "Supposedly it’s an H.O.A. but it feels more like a regular neighborhood. There’s a few perks to living this close to the downtown area. It’s always nice to go over there and see the beautiful sights Sarasota has to offer. It’s a very troubling matter for some people living here, that airplanes will fly directly overhead frequently. Due to the neighboring airport (Sarasota/Bradenton) airport. Other than that it is fairly quiet and well spaced out. Those are the main good qualities. "
