Description

1. The house is a 3 bedroom / 2 full bath ranch, 1900 SF finished, with a large unfinished basement, and a 2 car garage with keypad entry and storage shelves. There are two large treated wooden decks that overlook a sloped backyard with a great view of the woodlands behind the house.

2. The tenant is responsible for Water / Gas / Electric / Trash / Grass cutting and any cable / TV / internet.

3. The house is a non-smoking residence, but the tenant may smoke on the decks or outside. The tenant is responsible for all persistent odors, stains, or damage to the property. This includes any domestic pets as well.

4. The house is within the Bridge Point HOA (Harrison Avenue / Rybolt Road in Green Township). Residency includes access to both an adult and family pool, a workout facility inside the clubhouse, and the clubhouse itself may be rented out for special events, for an additional fee. The HOA pools and clubhouse are a short walk from the house. There is a playground down the street within walking distance of the house. All HOA fees for the pools and clubhouse are paid by me and are included in the rent.

5. The house is located within the Oak Hills School District (http
ohlsd.us/). The district boasts eleven straight Excellent ratings on the state report card.

6. There are numerous restaurants, gas stations, two grocery chains, two parks, and a movie theater within minutes of the house. You will have almost immediate access to both I-74 and I-275. You are located about 20 minutes to downtown Cincinnati, and about 30 minutes to the Cincinnati / Northern Kentucky International Airport. This house has convenient access to all of the attractions of Cincinnati, but is sufficiently removed to be quietly located in suburbia.

7. Residency is available in June, 2017. The current tenant moves out toward then end of May, giving me sufficient time to have the house/carpets professionally cleaned for your arrival.

8. I treasure great tenants, and am available anytime by email, phone, or text. I own several properties and have always prided myself on being sincere, respectful, and responsive to my tenants.

9. The rent of $1,850 a month will NEVER increase (provided the rent is paid on time), no matter how long you wish to live here! A standard one-year lease is required with rent due by the first of the month, the first and last months prorated accordingly. Security deposit is one month?s rent ? small pets are negotiable with an additional $250 deposit. The first month?s rent and security deposit are due upon taking occupancy, and you may either mail or electronically transfer following rent payments to me. I live in downtown Cincinnati so am readily available for any problems that may arise.

10. After the first year, you may continue to reside here with no increase to the rent on a month-to-month basis. I require 30 days? notice by the tenant after the conclusion of the initial one-year lease, of your intent to move out of the property and conclude our arrangement.

11. While living here and after renting the house for 24 months, you have the option (but certainly no obligation) to purchase the house from me for $239,900. The tenant may exercise this option at any time after 24 months of renting, and this purchase price will likewise NEVER increase as long as you are living here, even if you rent for many years.
