1950's Ranch style,
The house needs some work and TLC but could be made livable with the replacement of the water heater (gas) and some ceiling repairs. The bad spot in the living room ceiling and bedroom is from previous damage.
With an easily accessible attic and large crawl space under the home, any flooring repairs, the addition of another bathroom or installing central heat and air would be easy and practical.
Currently it has 2 gas wall heaters, a gas bathroom heater and a central blower unit that works but it needs a good servicing and cleaning. It has two window units, one works great the other must have a mud dabbers nest stopping the fan? It will need more window units to cool the other rooms.
It has two patios, a small private one on the east side with an old fish pond and a larger one on the west side. It has a small fully fenced in yard on the front and a mostly fenced large area in the back. The 10 X 12 storage building in back is in good shape. There is also a native apple tree that produces small green apples as well as a native pecan tree in front.
It is in need of some outside repairs, painting, some of the wood siding and trim replaced, a sill plate replaced, a retaining wall that needs replaced, some work done around the chimney.
At less than $23 per square foot I don't think you will find more house for the money locally.

    "I live in the Peaceful Acres on the north side of the lake off of Texanna Road. Great area, no crime, peaceful and serene in the forrest. As far as I know, all homes here are owner occupied, some for weekend and holiday second homes. Boating and fishing are the most common activities. A fifteen to twenty minute drive to either the towns of Eufaula or Checotah where additional recreation and shopping abound. A great area for retirees and families with kids!"
