Description

Charming three bed, one bath home in a highly desirable neighborhood, conveniently located within walking distance to Trader Joe's, Whole Foods, the SMART train station, and downtown Novato, with easy access to Highway 101. The kitchen and bathroom were nicely updated in approximately 2011 and 2020, respectively. The spacious backyard offers endless possibilities and could be transformed into a beautiful outdoor retreat, garden or entertaining space. The property features a large (approx. 550 sq.ft.) detached garage that includes a full bathroom (which has been out of use for several years) but offers great potential as a starting point for a future ADU conversion; buyer to verify. Room for RV parking.

"Many people walk their dogs here and there is a pretty good dog park. Not everyone is friendly however and many people will actively avoid you if they see you with a dog. This is the opposite of mendocino county where I made lots of close relationships with my neighbors from dog walking. I would not expect that here."
  • Bpnhmyj6cg
"I have lived within walking distance of downtown Novato for over 15 years. In the past five years, I feel the town seems to be making more of an effort to create events. There are a good variety of restaurants and grocery stores. It’s safe and there is great access to nature and hikes, particularly Indian Valley Campus is beautiful. My neighbors are kind and the area is dog friendly. I feel fairly safe, though I would not walk alone at night as a woman. There is some homelessness and I have been harassed before by people who are drunk or on drugs, but this is an issue in any city these days. It’s not frequent. That said, it’s very expensive to live here and it gets very hot! Make sure you have AC"
  • Viny Chu
"I see walking their dogs and smile. They love the fresh air. They have a beautiful view of the countryside. It’s clean and friendly."
  • Viny Chu
"This neighborhood is beautiful. The colors are so vibrant. I love the looks. It makes you feel happy."
  • Nick
"There are numerous dog parks across Novato. Even if you are walking your dog in your immediate neighborhood, the sidewalks and walking paths are pretty clean. Just about everyone is friendly and accepting of dogs on a leash. "
  • Gladys Castro
"My neighborhood is very safe. No loud cars no noisy people no fights and very accessible to parks , restaurants and and schools "

  • Mikamogilnicki
"Great trails in Hamilton Area. Smart Train stops is here. Great Library. I feel more people should be able to ride horses here with a bag attached for waste. Too close to the refinery."
