This is the only house of this vintage on the water, in Santa Rosa County florida, it has 3500 square feet under roof with a large porch offering piece, tranquility, and a spectacular view. Built in 1860 from old growth Heart Pine (from 1200 AD) the floors, walls, ceilings, substructure and exterior are made entirely of heart pine. With tall windows and solid mortise and Tenon construction the house uses 19th century shipbuilding technology, allowing it to weather 150 years of challenges. The exterior of the house has been hand sanded down to the heart Pine and a solid body stain used to seal the wood, making the maintenance on the outside very easy and affordable. The house is on the Florida Historic Registry and has a great blend of old and new making it very comfortable, yet maximizing the antiquity. Recent updates include a new 6-ton Lennox HVAC, put in in 2022, a whole house replumb in 2001, a new septic system in 2018. Wind mitigation shutters belong to all the windows and openings and are hurricane rated. Electrical system meets all code requirements. The duct work related to the HVAC system, is stainless steel with a round shape for better air flow, with additional aluminum coil. Only air care professional grade filters have been used making the ducts very clean. All the brick piers supporting the house were repointed in 2017 and the entire first floor substructure has blown in open cell icynene insulation. A new bathroom master bath was installed in 2017 the entire exterior of the house was painted in 2017 and the roof is a 50-year commercial grade shingle.
