About this House

Charming private guest suite w/ front door parking.
This is a guest ("mother-in-law") suite in our home in a beautiful quiet neighborhood near Beltline and Hillcrest that has been completely remodeled. Hardwood floors, new bathroom and a kitchenette with a pantry and a full size refrigerator, microwave, counter top cooker and all the necessities for preparing your own meals. It has a washer and dryer and a full size walk-in closet. Driveway parking with private entrance and located about 5 minutes from I635, US75, Bush Tollway or Dallas North Tollway. Use of front lawn furniture for spending time enjoying the outdoors. Many neighbors enjoy walking around the block/through the neighborhood. A gym is nearby along with several restaurants, a grocery store, a hardware store, 2 banks, 2 pharmacies and several small shops and also a public library.

Suite is furnished and bills are paid. A/C and heating controlled in main home. We keep it cool in the summer and comfortable in the winter.
TV/internet (choice) available in room.
No overnight guests. Room is only for 1 approved (lease signing) tenant only. If there are 2 guests, the rate would be an additional $200 per month.
Small pets only (maximum 2) are allowed with $500 per pet permission fee and only if crated when left on site alone. (No support animals are to ever be left alone on site). No dangerous breed animals nor any animals with a propensity to bite humans or other animals.
No additional guests without contacting owner/AirBNB (+$10/night/guest).
No smoking in or near house or garage.

No open doors to the outside air - keep front door, back door and door to garage closed.
No open windows/doors except when A/C and heating are off.
Do not leave liquids on wood floors - mop up spills immediately.
No animals to be left alone at the listing without prior approval (and will require crating on moisture proof surface).
Owner may inspect property at any reasonable time.
Contact 911 for true emergencies.

Pets: We charge pet fees per stay and allow them on a case by case basis.

Emotional support animals:
- We charge pet fees for a guest who is traveling with an emotional support
animal.
- We are allowed to decline the presence of emotional support animals from
a stay.

Service animals - we may ask the following:
- Whether the guest requires their service animal because of a disability.
- What work or task the service animal has been trained to perform.

Pets and emotional support animals and service animals must not be:
- Out of control
- Unhousebroken
- Left alone inside at the listing without prior approval (and will require crating on
moisture proof surface).
- Allowed into areas that are considered unauthorized to the guest.
- Allowed in a public space without being harnessed, leashed, or tethered
and not under the guest's control.

No smoking inside. No smoking on site within 25 feet of on any entry.
Minimum stay is one month. Agreement is month to month only for this suite; no cash payments accepted (check, Venmo, Zelle only). Arrangement can be terminated for any or no reason by landlord or renter with 30 days written notice.

(2) previous rental history;
(3) current income (minimum 3X monthly rent/month) ;

(5) failure to provide accurate or complete information on the application form.
