Depending on the situation, lower credit profiles may be approved through a built trust agreement, a qualified co-signer, and/or an additional upfront deposit/security cost.

Criminal History
A criminal background check is required for all adult applicants to ensure community safety. As a second-chance housing provider, a past criminal record is not an automatic barrier to approval, and we maintain an exceptionally lenient evaluation process for individuals working hard to rebuild. Our sole firm exclusion applies to individuals registered as sex offenders. For all other histories, we review applications on an individual basis, taking into account the time passed and evidence of rehabilitation.

Late Fee:
A flat fee of $100.00 applies automatically if rent is not received within a 2-day grace period (by the 3rd of the month).
