## Tenancy Incentive

As an incentive for successful tenancy, the Tenant may earn a
500.00 rent credit** upon completion of twelve (12) consecutive months of tenancy, provided that:

1. Rent has been paid in full and on time for the entire lease term
2. No uncured lease violations exist
3. The Tenant completes the full lease term without early termination
4. The property is returned in acceptable condition, normal wear and tear excepted

This incentive is not guaranteed and shall be forfeited if the Tenant vacates early, is evicted, or materially violates the Lease.

## Condition and Care of Premises

The Tenant agrees to maintain the property in a clean, safe, and good condition throughout the Lease Term. The following responsibilities apply unless otherwise specified in writing by the Landlord.

## Lawn and Landscaping

The Tenant is responsible for mowing, edging, weeding, and general upkeep of the yard and surrounding landscape areas. The yard must be kept free of debris, trash, and overgrown vegetation. Failure to maintain the lawn may result in the Landlord arranging service at the Tenant's expense.

## Light Maintenance

The Tenant shall replace light bulbs, air filters, and batteries in smoke detectors and other similar devices as needed to maintain proper operation.

## Pest Control

The premises shall be delivered to the Tenant in a pest free condition. The Tenant shall maintain the premises in a clean and sanitary manner and shall promptly report any evidence of pests to the Landlord. The Tenant shall not allow pests, including but not limited to cockroaches, ants, rodents, or other insects, to remain or multiply within the premises.

Infestations resulting from unsanitary conditions, failure to report pest activity promptly, or Tenant actions shall be the responsibility of the Tenant. Pest issues not caused by Tenant behavior shall be addressed by the Landlord through pest control services.

## Minor Repairs and Maintenance Responsibility

The Tenant shall be responsible for the **first $150.00 per incident** of ordinary maintenance or minor repairs caused by Tenant use, neglect, misuse, or failure to report issues promptly.

Examples include but are not limited to:

* Plumbing clogs caused by improper use
* Broken fixtures, handles, or hardware
* Damage resulting from negligence or misuse

**Normal wear and tear is always the responsibility of the Landlord.**
Repairs exceeding $150.00 that are not caused by Tenant actions shall be the responsibility of the Landlord.

## Cleanliness and Upkeep

The Tenant must keep the premises, including appliances and fixtures, clean, sanitary, and free of excessive odors, grease buildup, and damage. Trash must be properly stored and removed on designated collection days.

## Damage Reporting

The Tenant must promptly notify the Landlord of any damage, malfunction, leak, or condition that could lead to further damage if not addressed. Failure to report such issues may result in Tenant liability for additional damage caused by delay.

## Alterations and Modifications

The Tenant shall not paint, mount, drill, alter, or modify the premises in any way without prior written consent from the Landlord. This includes but is not limited to fixtures, shelving, wall anchors, smart devices, satellite dishes, and security equipment. Any approved modifications may be required to be restored to original condition at move out.

## Occupancy and Guests

Only the individuals listed on the Lease are permitted to reside at the property. Maximum occupancy shall not be exceeded. Guests may not stay longer than **fourteen (14) consecutive days** without written approval. Subleasing, short term rentals, or assignment of the Lease is prohibited without written consent.

## Pets

Pets are permitted **only with prior written approval** from the Landlord. Approval is granted on a case by case basis and may include breed, size, and quantity restrictions. Additional deposits or monthly pet rent may apply. The Tenant is responsible for all pet related damage, odors, noise complaints, and disturbances.

## Smoking and Illegal Activity

Smoking or vaping of any substance is prohibited inside the dwelling. Illegal activity of any kind is strictly prohibited. The Tenant is responsible for the conduct of guests and occupants while on the premises.

## Insurance Requirement

The Tenant shall maintain renters insurance throughout the Lease Term with a minimum personal liability coverage of
100,000.00**. The Landlord shall be listed as an additional interest. Proof of coverage is required prior to move in and upon renewal. Failure to maintain coverage constitutes a Lease violation.

## Access and Inspections

The Landlord reserves the right to enter the property with proper notice for inspections, repairs, maintenance, or other lawful purposes. In the event of an emergency, the Landlord may enter without prior notice.

## Move Out Conditions

The Tenant must provide written notice in accordance with this Lease prior to vacating. Upon move out, the property must be returned in clean condition, free of personal belongings and trash. All keys, remotes, and access devices must be returned. Charges may apply for excessive cleaning, damage beyond normal wear and tear, or missing items.

Ocala has some things for little children, but it mainly caters to the adult and wealthy populations (ie, downtown & WEC). There is little to nothing to do as a teenager/young adult, or a poor person, for free or low cost. Ocala’s refusal to cater to the young adult and poor population has been a very direct contributor to the rise of drug use and violent crime. "

There’s a 2 story Publix, 711, hair place, nail place and a Walmart within 5 miles from here. Plus the Beach is 45 minutes away. The Rainbow River is 20 minutes away And they are all super easy to find. "
