Lot Size: (Lots 27 and 28 combined) – Front (West) 100’0”; Rear (East) 120’0”; Right Side (Standing at street looking at lot) / South Side 180.60’; Left Side (Standing at street looking at lot) / North Side 147.00’.
Soil borings were taken to a depth of 35’ below street curb height.
The lot was filled with 6 feet (200- 15 cubic yard truck loads) of clean fill dirt to charge the soil. Charging soil is a method to create a firm foundation to prevent buildings from settling. The lot was filled with the prescribed height of fill dirt to compress any inferior soils below grade. During the dirt filling process, the soil was compacted with a 10 ton roller/ compactor every 12” in height of fill dirt. Each 12” of fill was tested by Legacy Engineering, Inc. to establish the required 95% compaction threshold. The engineers projected that the soil, below grade, would compact 6” from charging the soil for 2 months. The soil below grade compacted 5-1/4” after 2 months of charging.
Soil borings, soil testing and soil reports were performed by Legacy Engineering, Inc. a Geotechnical Soil Engineering and Testing firm based in Jacksonville, FL. Soil reports will be provided to the buyer.
The soil engineering was designed to support a 2 or 3 story concrete block home and a concrete slab on grade.
Retaining walls were built using marine grade pressure treated wood… the best pressure treated wood on the market. Retaining walls above 24” were reinforced with steel rod tiebacks and Geogrid mesh.
Asking price $429,000 CASH for this exceptional lot.
Comparable sale at 22 Dolphin Drive, which sold in May 2021 for $562,000 as a tear down.
