About this House

Brand-New Apartment, Park-Owned Homes & Excellent Income Opportunity! Exceptional investment opportunity! Crescent Senior Estates is a beautifully maintained 35-space, age-restricted (55+) manufactured home community offering multiple income streams and strong upside potential. Recognized as one of the area's premier senior mobile home parks, this turnkey property combines stable occupancy, quality improvements, and an outstanding location. A brand-new one-bedroom apartment rented $1329 per month. Apartment has been thoughtfully constructed within the former park manager's office, creating an additional source of rental income beyond the income generated by the 35 leased spaces. The sale also includes two park-owned manufactured homes. One home is currently rented for approximately $1,575 per month, while the second is undergoing renovation and is expected to provide additional rental income once completed. The community is attractively maintained with a paved private roadway, street lighting, and a video security system, creating a safe and welcoming environment for residents. All prospective residents are carefully screened and must receive park approval prior to occupancy, helping maintain the quality and stability of the community. Current monthly space rents begin at $610, with scheduled increases to $645 per month, offering immediate upside in rental income. The property's combination of space rents, the newly constructed apartment, and the park-owned homes provide multiple revenue sources for investors. The location is exceptional, immediately adjacent to Sutter Coast Hospital and close to Open Door Community Health Centers. Residents enjoy the convenience of being within walking distance of Walmart, Ace Hardware, shopping, dining, and everyday services. Public transportation is available nearby, providing easy access throughout Crescent City, while the area's beautiful Pacific Ocean beaches are just minutes away. This is a rare opportunity to acquire a clean, well-managed, income-producing senior manufactured home community with stable occupancy, multiple income streams, and excellent long-term investment potential in one of Crescent City's most desirable locations.

  • Cheribarkley
"We walk our dog daily, and so does everyone else. Everyone uses leashes. It is some pavement and some part of the street gravel. Some people have more than one dog. One homeowner has 6 jack russells and someone has three golden retrievers."
  • Cheribarkley
"I live on a beautiful, natural, free flowing river. The water comes from streams and springs that initiate in the coastal mountain range in Northernmost California. I have a pump that goes down into the river and pumps the water out and up into my house. I can swim in the river and get out , but never have to take a shower. The water is so beautiful. I can fish in a deep 42 ft pool behind my home. I look out a tree covered mountains, elk, deer, bears, otters, seals, etc. I can get on my Kayak and float down to the Pacific Ocean. As I walk along the street with my dog, I can pick blackberries and eat them. I take a deep breath of clean, clear, moist ocean air. "
  • Kallie R.
"Although everyone seems to own a dog, there’s always a neighbor that hypocritically complains about your dog. It’s also very hard to find any renting places that allow dogs."
  • Melissa L.
"People walk their dogs all the time. Stray dogs are not a problem here. All the yards are fenced in this neighborhood. "
  • Kallie R.
"There aren’t really any community events near me that I know of except sports and Pokémon go groups. "
  • Lisitaanna
"My family has lived in this neighborhood for 5 1/2 years and love it because it is quite secluded and quiet. We are close to the elementary school and high school as well as the community college. We can walk to the beach if we want to, it’s a few blocks away but worth it. "
  • Reneegporter
"I have lived here for 2 years, and find the area unique. Redwoods, ocean, mountains all in one place. "
