The property is available to responsible individuals with clean living habits, respectful of the property, able to pay rent timely, and prompt in paying their bills, I use a rental application to help me determine whether our applicants meet these qualifications. Once I receive your application, I verify your Social Security Number (SSN), driver's license (DL) or personal identification number (PI), current tenancy (CurTenancy), previous tenancy (PrevTenancy), credit, income, and personal references (PersRefs). Tenant's credit reports need to provide with the application. Tenant will provide all the utilities and cleaning cost monthly.
I verify this information in a variety of ways. I look at your Social Security card or some other evidence of your SSN. I look at your actual driver's license or some other official picture identification which you use whenever you cash a check. I call your current landlord or manager to ask whether the information you put on your application is correct, about how long you've been at your current address, how much you've been paying in rent, and why you are moving. Then I call your previous landlord or manager and ask the same questions about your previous tenancy.
At the same time that I order a credit report, I also order an eviction report and a bad check report. The credit report tells me whether you pay your bills on time. The eviction report tells me whether you have ever been evicted and why. The bad check report tells me whether you write bad checks.
Next, I call whoever can verify your source of income to determine how much you generally receive from that source every month and how long you have been receiving it.
Finally, I call your personal references to verify that they know you and that I have their correct addresses and phone numbers so that I can contact them should anything happen to you. That's the procedure I follow when I check applications.
