Located near American Fork cemetery it is close to shopping, food and schools. It has a three car garage, a large deck with a great view, and is fully landscaped. $2650/mth for a home with 3 bedrooms, 2 bathrooms, an office, and a loft on the main floor (and partial upstairs). It also includes a basement finished with another two bedrooms, a bathroom, another kitchen & family room, and laundry hookups. Approx. 3260 sq. ft. Lots of upgrades - fireplace, 3rd car garage, tile floors, beautiful cabinets, blinds, all appliances included, kitchen pantry, and a vaulted ceiling. Deposit is $2600.00. Yard needs some tlc - tenant must love yardwork and be able to mow, trim, edge, etc. No smoking and no pets.

- Tenant is responsible for all utilities. Gas, power, and electricity can be expected to average approximately $105/month apiece, for an additional total of roughly $315/month in added utility expenses.
- Tenant is responsible for yard maintenance on the property and is expected to mow the lawn, take care of weeds, fertilize occasionally, and report any irrigation problems immediately. The cost of these services will vary by tenant according to what resources you have available to you, but often run about $100/month during the summer season for machinery, gas, supplies, and time spent.
- Criteria that the owner will use to determine eligibility includes a credit score higher than 640, an income of at least 2.5x rent amount, and no past evictions or negligent rental history. Criminal history will also be taken into account with crimes such as domestic violence, drugs, and of a sexual nature likely disqualifying applicant. Extensive and/or recent criminal history may also affect eligibility.
- Applications are $35/adult. These funds can be recovered by the applicant if the amount of the rental agreement is different than the proposed estimates given, or if the rental agreement includes an amount not disclosed by sending a written demand to the owner within 5 business days after the renter receives the rental agreement and prior to the renter signing the rental agreement.

    "Live in this area. Very nice, quiet, neighbors are wonderful. More bus stops would be wonderful as well as an actual mall rather than scattered stores. Plenty of restaurants though. Very pet friendly but we do have a few irresponsible owners that let their dogs run rampant so I don't ever have outside cats here just in case. Everyone I've met here has been incredibly friendly and neighbors stepped in to help my family unpack and move in from day one. They even helped us put the grass in our lawn! I believe we ended up having at least 10 people stop what they were doing and get down and dirty to help out! Luckily we are pretty close to Lehi so what little things we don't have here, are easily attained. My only real complaint is a lack of a mall to do serious clothing etc shopping in."
