The owner pays for most repairs, ex: Anything not tenant caused, and a one time pest fumigation, gardening. Renter is responsible for water, gas and electricity. Renter is required to keep the premises clean and repair at the tenants expense any damage caused by neglect or abuse. Last Month's rent due at signing. No Smoking in home.

Rent is due on the 1st of every month and late payments after the 5th day will incur a 135$ late charge due no later than the 15th of the month.

Acceptable form of payment will be provided at the time of lease.

This will be a one year lease with a review at the end of the leasing period to assess for normal wear and tear or real damages. After one year, an assessment will be made to a month to month lease if applicable.

Tenant must contact the landlord for repairs as soon as they become aware of the problem.

Only people that have signed the lease and their minor children can legally live in the property. any unauthorized tenants will be grounds for lease termination.

Disruptive and illegal behavior will not be tolerated. Excessive noise, Large parties, drug dealing or use is prohibited. These actions are grounds for lease termination.
