The property was previously home to an Alpaca farm. Although the Alpaca farm is no longer in business, the property is still set up with an arena area. The panels have been removed so the new owner would need to replace the panels. Potable water is available to allow for fresh water to be delivered within the arena / corral area. There is no HOA and livestock are allowed on the property. A chicken coop that currently houses 5 hens is also included. The property has approximately 10 shares of Price Ditch water that is delivered to the property. The cost for the irrigation water is assessed thru the annual property taxes. The property is zoned AFT. It is not common to find a quality property of this size available anywhere in the Grand Valley area, let alone in such close proximity to Palisade.
