This home SOLD to a buyer who represented HIMSELF as a licensed REALTOR and thus part of the reason it is selling SO FAR below our ORIG list price is that his 3% was taken OFF OF THE SALES PRICE! We basically contracted at FULL PRICE, LESS his 3%, then through repair negotiations LESS another $20k for replacement of the 3 ORIG HVAC SYSTEMS, the 2 ORIG Hot Water Heaters and some misc roof repairs. The repair credit number used was $20,000 and that too was taken off of the price. SO if this home HAD sold to a TRADITIONAL BUYER who had a Realtor representing them like others sold comps in the neighborhood, this home WOULD OF CLOSED OUT at $588,000 or $147.44 per sq ft!!!

    "My commute is not long and traffic is not too bad. The main highways do get congested at high travel times but if you work around it you will not have a huge problem. Plan to travel around rush hour if possible. If your able to afford it I would recommend using the ez pass area on the highways, it will save you time. "
