About this House

Tucked away on one of Little Compton’s quietest country roads, this rare 1790 antique Cape rests on nearly 8 acres of open farmland, grassy fields and stone-walled beauty. Lovingly stewarded by the Billings family since 1994, the farmstead has been carried forward with uncommon care. The main residence was expanded in the 1990s with a kitchen and bath addition, complementing the warmth and character of the original Cape, while a separate 500-square-foot one-bedroom cottage, post-and-beam barn, artist loft and woodworking shop offer space for guests, making, growing and gathering. The grounds are a living canvas of its past stewards —old orchard, berries, grapes, rare plantings and garden rooms shaped by a master gardener, with historic ties to the celebrated American Scene painter Molly Luce Burroughs. The farmstead carries a sense of permanence, artistry and place that is increasingly hard to find. Morning light moves across open fields, stone walls frame quiet corners, and every path reveals another layer of beauty. A place of privacy, provenance and possibility, it speaks to those drawn to land, light, craft, history and the simple rhythms of Little Compton life. Preserve it as a soulful private homestead, explore its by-right subdivision potential, or consider conservation possibilities with local farmland and preservation partners. Above all, 60 Snell Road seeks its next steward—someone to honor its past while carrying its beauty forward. Buyer to pay LCAT.

"My neighborhood is a quiet seaside farming community. The town has a wonderful school system (grades K-8) and many nature trails for safe and picturesque hiking. "
  • Jmax109
"I don’t live here. I rented a house for the week to vacation with my family. The town tamarins very Rustic with no commercial coffee shops or chain restaurants. "
  • Chris v. T.
"Adamsville is a truly magical hamlet. Located between the open stone wall lined byways of Little Compton and the estuaries and rivers of Westport Ma, this quintessential New England Village is a great place to retire or raise a family. Crime is non-existent , the air is clean and smog free and everyone one owns a dog or three. Put this location on your list of New England's Best Kept Secrets and take a look. "
  • Julia F.
"Five miles from the beach! Walk to Adamsville post office, ice cream and convenience store. Lots of nature and privacy. LOW TAXES!!!"
  • Elmccur
"Wonderful neighbors. Views of the beach, walk to Adamsville Landing, walk to the ball field, walking paths, country store, gas station and pond."
  • MichaelSaks
"is how the New York Times described Little Compton several years ago. It is indeed largely undiscovered - bucolic, serene, visually beautiful and restful. I fell in love with LC in 1975, discovering it on a day trip a year after moving to Providence. I bought a second home here 17 years ago, and have been living here full time for the past six years. It is paradise in many ways - peaceful; small (pop. 2000 in 1890 and 3500 now); and with a citizenry actively committed to preserving its unspoiled character. I looked for thirteen years before finding my special spot, and never thought I would leave it. Like all places, LC has its drawbacks. Wilbur's General Store and the library are the extent of goods and services one would look for in a residential area. The nearest viable shopping is eleven miles away from the northern limits of town. Being a quintessential New England town, people largely keep to themselves, particularly in the winters, which can be interminably long and isolated. Apart from occasional civic activities - book sales, road races, etc., entertainment in town is non-existent. This makes it especially hard if you are single, or even a young couple. Over the years, many have found living here too isolating, and have moved away to areas where opportunities for socialization are clearly better. I have four neighbors who are "snow birds", spending six months of each year in Florida. This makes the winters more isolating. But when I asked them where they would prefer living when the time comes that they can no longer "relocate" twice a year, two chose Florida and two Little Compton. A dead heat. As retirement looms in the next two months, we have made the decision to sell our home and move to a small, historic, and largely unspoiled town in Florida, with nary a chain store in the downtown, with many shopping options nearby, and with a population that is friendly and inviting. C'est la vie. . "
