Non-negotiables:
1. The owner is seeking a good family to rent our home and take care of it as if it were theirs.
2. No business licensed/services/products are allowed to be on the property (e.g., consumer, daycare, foster care, construction, auto mechanics, heavy equipment, kennel/livestock breeding or cannabis). Selling eggs and pumpkins are fine!
3. No RV living on or annexed living on the property.
4. No long-term living for those not on the lease (unless approved and added to the lease)
5. No removal of dirt/horticulture/logging or non-permitted activity; unless approved (hay/grass cutting is allowed--you keep the bales)
6. Per WA laws BACKGROUND, and CREDIT will be conducted, and recent CHECK STUBS will be conducted on each adult (including scanning all DOC, Probation, (municipal, County, Federal), SUD, DCYF, CPS, SO registry, petitioned Chapt. 7/13, 5150s, WASPC, CA-290, Crisis/988 & past eviction(s).
7. Selected candidates will be interviewed by the owner and Property Manager
8. You must have available capital to qualify or show affordability.
9. No large shipping crates on the property
10. The property manager and the owner will survey the property as often with notice
12. No building or any type of structure to live in (unless agriculture/livestock). Tuff Shed will be allowed
13. See additional restrictive items in the lease
14. Hunting on the land is allowed but the kill must be harvested properly (don't leave the guts on the land due to bears, mtn lions, and coyotes)
15. The owner will make all repairs/improvements.
