About this House

If you love golf, you will love this house as it sits on the 11th fairway of Pecan Plantations Nutcracker course. Our view each day is of dozens and dozens of golfers second shots on this challenging but very playable par five. Pecan is loaded with wildlife. We sit in our sunroom each day and watch deer, Canadian and Egyptian geese, ducks, cranes and a steady stream of neighbors walking their dogs on the cart path that is just beyond our back fence. Our backyard is fenced and has the added benefit of securing the smallest of dogs with the extra steel pickets we added the home has two doggy doors installed, your dog simply won’t have a care in the world living in this house. Oh, I forgot to mention the birds, you won’t believe the diversity of birds that frequent our back yard. We have six pecan trees in our yard have harvested as much as three hundred pounds of pecans in one season.

Our home is for sale, and it features approximately 2599 sq. ft. of living area plus a detached office/workshop that is approximately 500 sq. ft. and an enclosed 500 sq. ft. sunroom that has a separate heating and cooling unit, total living space including the sunroom and office is over 3500 sq. ft. The home has tremendous curb appeal from both the front and back of the house due the landscaping we have done. We have three bedrooms and two- and one-half baths. The garage features a full wall of enclosed cabinets and a slat wall storage system, and of course room for two cars and a separate door and space for your golf cart. We enclosed the screened in porch and added a separate heating and cooling unit for just that room. We spend most of our relaxation time in the sunroom as the view and exposure to the beauty of Pecan and the Nutcracker course is just too compelling.

We bought our home in 2005 and performed initial upgrades that included painting, backyard sidewalks and patio, garage cabinetry, office cabinetry and flooring. We have replaced the backyard fencing twice, most recently in 2020. We have not replaced the roof since owning the home. Upgrade/replacements to appliances have been completed as required. The five-ton main HVAC system was replaced in 2018. The hot water tank has been upgraded from 50 gallons to 80. The home now will require some updating, specifically the bathrooms and kitchen and flooring. This is a home with good “bones” and a great location.
