The Second Floor consists of 2 bedrooms and a full bathroom. In addition, The property has a GREAT 2 CAR GARAGE.

Property is offered as a Rent to Own Only:

Purchase Price: $49,000.

Down Payment: $995 Fully Credited toward the purchase price.

Sign a 3 year lease at $595 per month.

If you pay on time, after 3 years we'll offer you a Seller Concession of $3000 to be used towards a down payment or closing costs for a bank loan. Your total credits shall then be $3995.

After three years, you'll apply for a bank loan and pay us off. As an example, a $45,000 loan at 5% over 30 years results in monthly payments of $241. Add $80 for taxes and another $40 for insurance and you should expect a total housing payment of $361.

All applicants over 18 years must complete a $30 Credit, Criminal and Eviction Screening. If the first person in a couple gets approved, then we will cover the cost of the second $30 application.

Tenancy decision will be based on a combination of the following criteria:

1. A minimum of 2.5 times verifiable household income compared to the property's rent.
2. Most emphasis will be on your credit and criminal history which includes timely payments, delinquencies, number of collections, past judgments, no evictions in the last 5 years, bankruptcies, types of felonies (if any) and their severity.
3. A minimum of a 550 credit score for an applicant or for a co-signer.
4. Please no Section 8.

Pet Policy

One dog (under 45 lbs) OR One Cat will be allowed. $200 Pet security deposit will be due prior to move in. $45 pet monthly rental fee.

If you viewed the property in person and wanted to reserve it, a $100 Reservation Fee for 48 hours (fully credited toward the first monthly payment) will be due.

My car was in perfect shape when I moved here in September on 2017 and since then it's been beaten to a pulp by the roads. I’ve lived here for 11 years and counting and haven’t had too much trouble with the neighborhood but of course there’s always those one or two houses that you just don’t get why they don’t keep up with their property."

Now, near 6 corners we can’t even walk around the school without an issue, and our dogs aren’t agressors."
