About this House

Beautiful 2 bedroom, 2 bathroom, 1 car garage home in South Venice / Manasota Beach area. walking distance to Manasota Beach (less than 1 1/2 miles) and Lemon Bay Preserve is around the corner. Both bathrooms have been updated - even the ceilings over the tub / shower have been tiled. Good sized bedrooms and open plan living / dining / kitchen areas. All rooms have working fans. Tile floors in kitchen, bath and laundry rooms. New wood floors in the living area. Carpets in bedrooms. Refrigerator (French door), stove, microwave, dishwasher, American Standard a/c unit with heating coil, washer and dryer are all in good working order. Laundry room is located inside the house. Water Heater is a 12-year 40-gallon Rheem (2015) that is located in the garage - complete with cut off switches for power and water. New breaker box installed 2 years ago. Large lanai with 220V Hot Tub that is also great in the summer with cool water (less than 2 years old) - complete with it's own breaker box. Extra paved parking to the side of the house as well as behind the fence under canopy - ideal for watercraft, RV or extra car. Backyard is completely fenced and surrounded primarily by Areaca Palms for privacy. Also has a "Bacon Avocado" tree (similar to Haas), over 125 pineapple plants, hummingbird bushes and planting spots for vegetables. The front has Florida friendly plants that require little care. As well, the property has very little grass to mow. Large 16x6 ft shed in shaded area of backyard. There is also storage space in the attic. Public Water and Sewer are connected and paid for (no liens). Electric bill ranges from $60 in the Winter to $120 in the Summer - even with the Hot Tub. Taxes were less than $800 last year (homestead) and hurricane insurance was approximately $900. Home also has clear Lexan hurricane shutters (2005 cost was $3,100).

    "The EastGate neighborhood is a hidden gem. There are a number of nice, older homes on good-sized lots, with many being upgraded with every new owner or already renovated. There are also many future opportunities as you look around. It's a perfect location between historic downtown Venice on the Island, and east to I-75 and the new areas being built out there. There's a Publix a block over and Venice Avenue isn't as busy as Route 41. Even with all the growth and new development, this part of Venice remains low-key and very pleasant. The homes here are a good value for the money and worth either buying and renovating, or buying an upgraded one. One of the best areas in the city that is not on the island, and my family has been here since the early 90s."
