Description

AN EQUESTRIAN TRAINERS DREAM COME TRUE LOCATION, AMENITIES AND CURRENT INCOME This 46 acre horse farm offers you all that is necessary to expand your current business, start a new business with immediate income or breed and train your own horses. Located just off I-85 your clients will have easy and convenient access to the farm. Many of the current boarders are University students that have brought their horses with them to school from home. They love and appreciate the comfort and safety the facilities offer them and their horses. They also are comforted knowing their stalls will be there once summer vacation has ended and the school year starts. They don't hesitate paying the stall holding fee for this convenience. Many of these boarders are competitors and train in the 260 x 135 lighted sand arena when not showing at the Sedgefield Show grounds just minutes away or one of the many other horse show facilities within an hour or two driving time. Friends and family can observe training from the bleachers. Ground work and training young rambunctious horses can be accomplished in the 60' round pen. Eventers and endurance riders particularly like the conditioning hill available; ideal for building those much needed hind quarters. Perimeter trails are also ideal for conditioning or cooling horses out while giving them a mental break from training. Since we all know students all like to show up at once and while most facilities don't offer multiple grooming and wash stalls, Hunters Pointe 15 stall barn has a concrete grooming stall and 3 concrete, hot & cold water wash stalls with drains. Three tack rooms are ideal for multiple trainers, lesson tack and/or private owners tack room. Keep the feed contained in the feed room which offers cabinets for supplements and a sink to wet Bran and Beat Pulp. Stalls vary in size from 10 x 10 for ponies and smaller horses, 12 x 12 and one double stall for either that large Warmblood or your mare and foal. Mats, blankets bars and outside closable windows create a comfortable and safe environment for your horses. Fan outlets and an industrial fan all contribute to a cool environment during the hot summer months. Large end doors help keep the chill out during the cooler Carolina nights. Turnout is easy since several of the board fenced pastures have gates located just outside of the barn. An attached shavings stall will make mucking stalls easy and quick. An additional three year old 4 stall barn has two grooming/wash stalls and is ideal for an owners private barn or that student with 4 horses that wants their own barn. Keep the appropriate tack and supplies in the private tack room and storage room. A three bay equipment building is ideal for hay storage and all of your farm equipment. The original farm house and tobacco barns add charm to the property. The tobacco barns are functional and one acts as a run-in shed, as well as, storage. The care-taker resides in the farm house and enjoys watching the horses from the rocking chair front porch. The home is being sold-as-is. The home and barns make an ideal back-drop for family reunions, along with the large stocked pond. History indicates the original Doctor that owned the farm delivered many babies in his home. One of his patients couldn't afford to pay for care, however, he compensated the doctor with some wonderful stone work on the well house and pond pavilion. Many gatherings have occurred at the ponds covered pavilion. The breezeway between the pavilion and cook shed meant guests could just take bar-b-q right off the stone stove and walk back to the covered dining area. While this is an equestrian property, it could easily double as an events venue for family reunions or corporate events. Trail riding and fishing in the pond nestled among the history. Just Imagine!
