The footprint of the studio is a triangle which is pretty forward thinking for a 1937 space with a small and private outdoor space surrounded by bamboo fencing. The interior skylights, the incorporation of an avocado tree growing through the ceiling with an adjacent tiny, little courtyard space that sits between the Triangle studio and the Bungalow studio gives an overall feel of uniqueness. Communal backyard accessed along a path running behind the Triangle Studio.

Open studio floor plan with nice light and painted concrete floors. Walk through wooden gate entrance from the driveway and up a few stairs to a private stone patio at front entrance. Naturally lit, 235 sq ft European size triangular studio with queen wall bed (Murphy Bed), kitchenette and full-size bathroom with tub/shower. Kitchenette includes mini-fridge, microwave and hot plate. Shelving and drawers around sink area provide kitchenware space. There is also a small wood dining table and chairs available if you choose to use it. Please note current tenant furnishing differ from photos.

The studio living room space includes the kitchenette, wall bed, and built-in shelving. A large skylight in living space gives natural light with an accordion shade to darken. The front door leading to private patio is tinted glass with a large screen door to provide air movement. The light and openness of the studio with outdoor living areas give the feeling of a larger space. The communal backyard is extremely large and quite amazing with plenty of lounging areas.

From the living room space, there are a few stairs that lead to the full-size bathroom in the back of the studio. On the way is a wardrobe area below the avocado tree limb that acts as closet area. There is also the tiniest courtyard with a glass and screen door that sits between the Triangle Studio and the Bungalow Studio. Area is used to allow fresh air into the Triangle studio and is the only area where the two studios intersect. The back bathroom is full size tub/shower with natural light and another skylight above the shower.

No central air/heat, but small table fan and screened door allow for cool breeze and an electric heater provided during cooler times. Shared outdoor washer/dryer room with two other studios on property. Added amenities include an outdoor solar shower at front of property for beach rinse off, a large communal backyard, which includes lounge seating, large sun shade with outdoor table and benches, fire pit, covered meditation platform, gas grill and fully mature plants. Please note photos differ slightly as some outdoor furniture has been moved.

Please note there is NO RESERVED PARKING for the Triangle Studio. Parking on D Street only and nowhere on Arden Drive. No public parking allowed or available on this block of Arden Drive. Strict parking policy implemented and will be contained in lease agreement. If bills exceed $100/month, then tenant is responsible for excess usage. No smoking in studio. Tenant responsible for maintaining private patio area in front of studio and contributes to maintaining communal backyard and front yard areas along with other tenants on property.

It’s not as communal as other cities I’ve lived in with many people driving in and out of the community and then staying inside or in their backyard. The gates parks prohibit kids meeting there unless they belong to an association. It’s odd to see a gated park that children cannot play on , meet new kids that live across the street, etc. I’m used to larger cities where there are more public places to gather, meet your neighbors, and create a stronger community."
