6. Parking: The Tenant is provided with two parking spaces located in the private lot at the back of the property. The Tenant agrees to use these spaces in accordance with the rules and regulations provided by the Landlord.

7. Occupancy: This apartment is leased as a single-family dwelling. The Tenant agrees not to invite or allow any other family or group of individuals to live or reside in the apartment without the express written consent of the Landlord.

8. Noise and Conduct: The Tenant agrees to maintain a reasonable noise level at all times and to refrain from engaging in any criminal activities on the premises. The Tenant also agrees not to smoke inside the apartment.

9. Maintenance and Damages: The Tenant is responsible for maintaining the apartment in good condition and for any damages caused by themselves, their pets, or their guests. Any damages may be deducted from the security deposit at the end of the lease term.

10. Security Deposit: The Tenant agrees to provide a security deposit of $2,300, which may be used by the Landlord to cover any damages to the property, unpaid rent, or other breaches of this Agreement.

11. Termination: If not renewed, upon the expiration of the lease term, the Tenant shall vacate the property and return all keys to the Landlord. Any personal property left behind will be considered abandoned.

12. Governing Law: This Agreement shall be governed by and construed in accordance with the laws of the state of Connecticut.

13. Entire Agreement: This Agreement constitutes the entire understanding between the parties and may only be modified in writing signed by both parties.
