About this House

Under contract, but you are welcome to make offer if it falls through.Thank you. Here’s your chance to move right into the highly beloved Prairie Trails subdivision! Built in 2005, 3 bedroom, 2 bathroom house, open floor plan layout with high ceilings.
This beautiful home is 1 of 17 houses with pond access that offers a beautiful view of the sunrise. (Plus it’s stocked with fish!) Deck out the back door.
Roof replaced in 2016, newer water heater, and spacious refrigerator less than a year old. 1st floor laundry with water saving washer and dryer included as well as window treatments. Walk in closet in master bedroom. Built in storage shelves in the garage and in the dry basement, perfect for those looking to ditch their storage unit! Air conditioner and furnace work as they should. Gas fireplace never used by current homeowners. Handicap ramp in the garage. Plus bountiful fruit trees, a black berry bush and wood compost bin in large yard. (The homeowners enjoyed the flavorful chives and dill that also grows here!)
$300/year HOA fees.
This house is being sold AS IS. There is fairly new carpet throughout the upper level but needs deep clean in spots and heavy trafficked areas.
Defects include: Outside sidewalk has some settlement issues, two outside light fixtures need replaced and one in bathroom. Back deck needs a couple boards replaced, as well as 2 window screens. Slight water damage in bathroom that was present when homeowners moved in. The stove has a cracked glass and the counter as a small burn mark. Walls have miscellaneous small dents, scrapes, scratches, and holes. All but one of the outlets in the kitchen not working, believed to be a bad breaker.
Tons of potential for new homeowners looking for a cozy, safe neighborhood!!!

"Highland,Illinois is a small town with a great family-friendly community. You feel safe here and you get to know your neighbors or might have grown up with them. There are many churchs of all different denominations, a public library and a wonderful school district (and a Catholic school system). Highland has a hospital, 2 medical centers, lots of doctors and dentists, a CVS, Walgreens, and a Walmart for prescriptions. Highland has a Recreation Center with a fitness center, many classes, an indoor swimming and a small water park. We also have several parks and a small lake - Silver Lake, Glik Park, Lindendale Park, Spendler Park, and Totlot park. We have an old fashioned downtown square with a large gazebo and fountain. Highland is also only about 30 minutes from St. Louis, Missouri which allows you access to a large city with an International airport, a Metro link system, a world famous zoo, and great shopping, restaurants and nightlife. Highland is also very close to Southern Illinois Univeristy Edwardsville and Scott Air Force Base. Highland is serviced by the Madison County bus system. Highland is also very senior-friendly with many retirees living in Highland and lots of events for them. Many professional organizations have groups in Highland - Jaycees, Rotary, Lions, Masons, BPW, Women's Civics club, VFW hall, K of C, and this is just a list of a few! Highland has a very active Chamber of Commerice, a Historical group and an Arts/Culture community. Highland has a little bit for everyone. "
