About this House
Nestled in a peaceful valley in the heart of the Ouachita Mountains lies Oak Hill Estate, Established 2001. Panoramic views, rolling hills, beautiful vistas, stocked ponds, bubbling creeks/branches, beautiful meadows, whispering pines, towering hardwoods and abundant wildlife abound. Located just a short 10 minute drive from Waldron, your privacy and seclusion are guaranteed. Showcasing the entrance to the estate is the beautiful white PVC fencing, 3/4 mile paved winding drive, and quaint covered bridge which was handcrafted on site from lumber harvested from the estate using a portable sawmill. The estate offers State Hwy 71 and State Hwy 28 frontage. The estate has been under the management of the owner for nearly 20 years in improving the land, working with the State Forestry Commission in placing the estate in the first Stewardship program in the county in 2004 and converting what was once a timbered tract into a perfect golf course type setting complete with 6 ponds - one which was created many years ago using mule powered labor. The original Stewardship Plan from the Arkansas Forestry Commission is available upon request. Perimeter fencing (barbed wire on 3 side and white vinyl on the front)is in place but no cross-fencing. Storage for the farm equipment/hay includes 2 large barns located next to the charming 2 BR 1.5 BA log styled cabin which overlooks a beautiful stocked pond that offers reflections of the beautiful Ouachita Mtns from the front porch. The cabin offers vaulted ceilings as well as many other nice amenities that are too numerous to mention. The home has an emergency generator that will power the entire house. Recent additions include a Sonos sound system and video surveillance for the house, barns and surrounding area. Behind the cabin and in close proximity to the new barn is a matching charming two story barn which offers 5000 sq ft. and is wired with electric and well insulated, offers bathroom facilities, 6 garage doors, multiple car storage capabilities plus additional storage room and the floor is decked upstairs. This could easily be converted into living quarters and offers great views from the six large windows located in the upstairs loft area. The 256 contiguous acres m/l offers rolling hills and improved meadow grasses that would support any type of livestock and provide good hay production. Pine and hardwood plantations are also found throughout the estate. Many wonderful building sites are also available for those who might want to develop this area. At one of the highest points is an incredible building site nest to a large custom pond. The view from this area is breathtaking. The estate has 2 wells which offer a plentiful water supply and rural water is available at Hwy 71 or Hwy 28. The owner of the property has prohibited hunting over the past 20 years and has documented various game of deer, turkey, bears and bobcats on his personal game cameras. The east side of the property is adjacent to the national forest. Muddy Creek Wildlife Management Area offering 150,000 acres of hunting land is apprx 1 mile away.
