The backyard is amazing, lots of space for the kids to play as well as to enjoy a great day out.

1. Please maintain the property in as in condition. Home is being rented as is owner will NOT be changing nor modifying the property unless it's for a disability modification. Tenant must water the grass and landscape in a timely manner. During winter please shovel snow from property and side walk.

2.Please communicate issues with property manager. Property manager will respond promptly within working hours or next day. if needed technician property manager will coordinate a day and time with you. In case of an emergency (fire, gas leak, no power) please contact Xcel or 911 before property manager. Renting a home does require a little more hands on and initiative, please do not reach out to property manager for minor issues that have an easy fix at your will.

3. Renters to maintain active Renters insurance during lease. Upon signing lease please have proof of active insurance policy.

4.if any cosmetic changes are done to the property please assure property is back to the way it was initially upon lease start before end of lease.

5.Deposit of $3850 will be returned upon home being returned in good conditions at the end of lease if there is any property damage outside of basic wear and tear there will be a deduction from deposit to fix what's needed.

6.Pet policy -any pets in the home will be a $500 extra fee added to the security deposit. No more than 2 pets allowed. Renters must assure animals are trained and vaccinated. Please maintain animals feces.

7. Renewing the lease- the tenant must give notice of their decision before it expires. This notice is required no matter if lease is not renewed 30 to 60 days prior to the lease expiring.

8. Do not have any leaking oil into concrete area. Please assure to have cars maintenance not on the property.

9.Must have good recommendations from previous landlords.
