3. Rental history: Two years verifiable prior residency indicating no outstanding debt to the previous landlord and compliance with all items of the lease and community policies is required. (Living in a property that is owned by a relative is not adequate for rental verification).
4. Age: Applicants must be at least 18 years of age. All prospective occupants 18 years or older must completely fill out an application and be listed as residents on the lease.
5. Credit/Criminal History: A credit report and criminal history background check will be processed
online by each prospective tenant. The credit score needs to be 620 or greater unless there are extenuating circumstances you would like me to consider.
6. Application Fee: A non-refundable application fee of $29 is required per applicant above the age of 18 and will be paid through the online application portal of Zillow, Hotpads, or Trulia.
7. Security Deposit: A security deposit of $2,000 is required. Certified funds or money orders are required. No personal checks will be accepted.
8. Pet fees: If the owner of the property allows pets, a designated "non-refundable" pet fee of $250 is required per pet. Resident will also be responsible for any damage caused by pets. Aggressive breed dogs or dogs that have shown a previous aggressive behavior are not allowed under any circumstance.
Cause for or subject to automatic rejection of applicants:
1. Prior eviction
2. Felony conviction or conviction of the manufacturing, possession or distribution of any controlled
substance.
3. Falsifying application.
4. Debt owed to previous landlord.
5. Fictitious social security number.
6. Applicant has a federal tax lien.
7. Applicant fails to pay application fee.
8. Applicant fails to complete application.
