Description
Selling our charming 1950's farmhouse. We bought the house in 2014 and are looking to relocate out of state. The house was purchased from the estate of a former John "Deere" family member and was in rough shape. We spent allot of time removing old structures and cleaning up farm equipment. 2 Bed 1 Bath in the Upper area. It also has a mud room that as an addition as well as a dining room addition. The upper area is 950 square feet, and the basement is 800 square feet unfinished.
Here is the good.
New Fiber Cement Siding
Newer Vinyl Windows
New radiant heat water boiler plus a pellet stove for backup or primary heat.
Newer Roofs on all of the structures, about three years old.
New oversized garage door for the oversized garage.
Mature Evergreen trees on the north property line
Exceptionally peaceful
Drive around driveway with gravel
New main septic drain line.
New main service panel that feeds all of the structures. 200-amp service.
New underground service line with ground to the garage and oversized shed.
Old drywell that the washer drained into was removed and replaced.
Septic System has been regularly maintained and drained.
The well is over 600 feet deep and the whole house is filtered with activated carbon and KDF 85 media.
Propane tank is owned and not leased.
Cellulose insulation was blown into wall cavities when the old vinyl siding was removed. The house stays very cozy during winter and summer.
Log siding on the inside. Helps with the insulation.
The Bad
Electrical panel inside the main house is outdated and has two wire service throughout the home. The garage has three wire service plus two 220 receptacles.
The small shed and chicken coop also have electrical service.
Small projects that need to be finished throughout.
Swamp cooler worked before being disconnected. We preferred to run a window ac unit instead for the cooler dry air.
I made the mistake of cutting the grass around the house and should have left it alone. Overcutting it killed allot of it in the immediate vicinity of the house. It seems to do better if left alone to act as ground cover and protect it from our scorching sun. The bulk of the acreage does have nice grass though. It was a working farm at some point with animals and is very noticeable in the field to the east of the house.
Some cracks in the foundation right in the window corners. However, the house shows no sign of settling and the foundation sits in sand. Personally, it never bothered me because if it hasn't moved in this long then its fine. I did add dirt around the perimeter of the house to ensure proper drainage away from the foundation. The cracks are not wide or excessive.
Offering a 1% selling fee to buying agents and am negotiable.
