$2500 Refundable, $4,500 security deposit
Landlord pays for Electric, gas, sewer, water, garbage up to $250 per month if the renter handles the mowing and clean up of yard. If the renter decides to not take care of yard they will pay $200 additional for utilities and anything above that he landlord will covered per month.
Above the $250 amount for utilities the renter will need to remit the amount monthly to landlord. Smoking not inside allowed outside and if garbage is left around property the landlord will charge a clean up fee.
