Private furnished room available in a clean, well-maintained shared home in New Albany, just minutes from downtown New Albany / I-64 / the Sherman Minton Bridge to Louisville. This is a quiet, professionally managed house with a responsive on-call owner who handles all maintenance.

All utilities are included: electric, gas, water, sewer, trash, and high-speed internet are covered up to a generous household cap, so there are no surprise bills to set up or split. The home offers a shared kitchen, living space, and on-site laundry, plus an assigned parking space for every tenant.

Each tenant gets their own private room and bathroom, with shared common areas kept tidy by a household that values calm and respect. This is a substance-free, smoke-free home with quiet hours and a no-guest policy, which makes it a great fit for focused professionals, students, or anyone who prefers a peaceful, drama-free living environment over a party house.

Flexible six-month minimum, then month-to-month. Move-in ready.

Private room and bathroom in a shared 4-tenant home. Rent and deposit are individual per tenant.

Term: Six-month initial term, then month-to-month. Either party can end the month-to-month with 30 days' written notice. Leaving before the three-month minimum keeps you responsible for rent until the room is re-rented.

Rent: Due on the 1st (first month prorated to move-in). Late fee of $5/day after the 4th, capped at $100/month. $35 fee on returned payments.

Deposit: One security deposit due before move-in, returned within 45 days of move-out per Indiana law, less any unpaid rent, damage beyond normal wear, or cleaning.

Utilities & internet: Owner covers electric, gas, water, sewer, trash, and internet up to a combined household average of $330/month (rolling 3-month basis). Any overage is split equally among current tenants. Tenants supply their own toiletries and household consumables.

Substance-free home: No smoking, vaping, or tobacco anywhere on the property, indoors or out. No alcohol, drugs, or paraphernalia. No firearms or weapons. No open flames (candles, incense) and no high-draw appliances like space heaters or deep fryers.

No pets (FHA-protected service animals handled separately in writing).

No guests overnight or daytime. This protects every tenant's privacy and quiet enjoyment in a shared home. No subletting or short-term listings (Airbnb/VRBO).

Parking: One assigned space per tenant. No RVs, trailers, boats, or inoperable vehicles on the property.

Other: Shoes off past the front landing. Quiet hours 10 PM 10 AM. Tenants keep their own room clean and share upkeep of common areas.

Maintenance issues reported to the owner within 24 hours; owner handles all repairs. 24 hours' notice for owner entry.
