New paint (interior is zero VOC) and out. All windows are dual glazed and most are new. New insulated half-lite back door. A mini-split heat/cool unit rated for our climate keeps this all-electric home comfortable and our monthly electric bill is $110.

We use city water for the yard and in summer, even with extensive watering, our water bill only increases $10 over the base rate.

We use no artificially fragranced laundry or cleaning products since we are chemically sensitive.

The shop is 24'x36' and has a great man-cave/craft room plus a superinsulated separate storage room. Shop size could be expanded on the west side. It is plumbed for a wood heater.

Each of the three lots measures 50'x100' feet per the plat. The home and shop sit on two parcels at 100'x100', and the third 50'x100' parcel can be used to add an ADU or a larger home if combined with the other two parcels. Or, one horse is permitted on this size property if parcels are combined (per city, 10,000 Sq Ft is needed for livestock.) There's plenty of room for smaller livestock as well.

The greenhouse in the back yard next to the maple tree provides space for growing tender plants in early spring and late fall (we grew our own salad greens for two months this spring before it was warm enough to plant outside). In addition, a large (3'x12') raised bed filled with organic compost and planting medium sits at the west side of the garage. The flowerbeds next to the patio contain culinary herbs (also planted in organic soil). There's a great spot for a larger garden area near the SW corner of the house, for serious gardeners, and two frost-proof hydrants.

We're experienced at selling our own properties and always work through title company (escrow) to protect all parties' interests. If buyer brings their agent, ALL fees incurred will be the sole responsibility of the buyer.
