Late payment Jan 1-31, Feb 1st eviction)
How often does rent increase? Rent will be up for review at the end of each lease at the owner's discretion.
What is the lease period? Is that flexible either longer or shorter (and if so, does that affect the rent)? 12 months contract minimum. No more than 3 months out of contract going month-to-month at $2050 / month rate.
What utilities will you need to arrange? All utilities will be the responsibility of the tenant. Water, Electricity, Trash
Are there any other expenses (e.g. yard work, parking, etc.)? Yard maintenance will be the responsibility of the tenant. Tenant will water the 12 month term, water enough to maintain the landscaping plants and grass, again even water distribution around foundation. Parking on the street to be used as needed, but no more than 36 hours for visitors or tenants. No RV's.
How much security deposit is required? $2050 Landlord will return the security deposit within 30 days after move out or send an itemized list in writing for any withholding within 21 days. Landlord is permitted to keep all or a portion of a tenant's security deposit if the tenant breaches the lease or damages the property in excess of normal wear and tear. A tenant can be held liable to pay the landlord three times the amount and the landlord's attorney's fees if an attempt to "live out" the security deposit, using it as the last month's rent by simply not paying the rent because the landlord has the deposit. The Landlord might be entitled to keep the tenant's security deposit in its entirety if the tenant does not give advance notice before vacating the unit.
If you have a pet: 2 Pet Limit Size limit? 80lbs+ Additional deposit required and will be reviewed as a case by case basis., and is it refunded? A pet fee is $35 per pet, per month. Non-refundable. Additional Pet Deposit will be determined after review. Maximum of two pets.

Painting / Curtains / TV mounts can be permitted with owners email (written) approval and all expenses will be handled by the tenant.
