Return your application with the non-refundable application fee of $45 per adult. Make application fee checks payable to Campbell Rentals LLC or pay online. Include a copies of your photo I.D., Social Security card, and pay stubs or other proof of income for verification. A Holding Deposit of $500.00 will hold the unit for applicant while application is processed. This amount is refundable if application is not approved, or will be applied to the deposit upon acceptance. 2. No applications will be considered without the above items. ALL LEASE TERMS ARE FOR ONE YEAR UNLESS OTHERWISE NEGOTIATED AT A HIGHER RATE. 3. If the application is approved and the applicant accepts the available unit, the applicant will be required within 24 hours of approval to pay a minimum of $500.00 toward the balance of the deposit in advance to take the unit off the rental market for a maximum time of 14 days. This amount will be kept by the owner as liquidated damages if the applicant decides not to rent the available unit, otherwise it will be applied to the deposit and/or first month's rent. Balance of deposit and first month's rent must be paid prior to or upon move-in. Keys will not be given until all of the deposit and rent are paid. APPLICATION GUIDELINES 1. Must have a monthly gross income of approximately three (3) times the amount of rent, verifiable by pay stubs. 2. Maximum occupancy will be less than 2 persons per bedroom. 3. Provide proof of identity by submitting a copy of your driver's license or state ID card AND social security card or passport 4. No evictions, unpaid judgments, drug or violence related crimes 5. If three or more roommates will occupy a rental unit, the MINIMUM deposit will equal an amount no less than of one months rent EACH. 6. We do not reject based solely on unsatisfactory credit, however if credit is marginally acceptable we may increase the deposit amount the deposit will be larger due to the increased risk of non-payment. NO SMOKING ALLOWED IN THE RESIDENCE NO TRAMPOLINES ALLOWED ON THE PREMISES NO MORE THAN TWO PETS ARE ALLOWED, WITH PRIOR WRITTEN PERMISSION AND $500 PER ANIMAL DEPOSIT PAID, or $250 PER ANIMAL DEPOSIT PLUS ADDITIONAL RENT NO PIT BULLS, ROTTWEILERS, GERMAN SHEPHERDS, DOBERMANS or MIXED BREEDS CONTAINING SAME UNDER ANY CIRCUMSTANCES NO PUPPIES OR KITTENS ARE ALLOWED IN THE PROPERTY AT ANY TIME REASONS FOR DENIAL OF APPLICATION 1. Information on the application that is incomplete, inaccurate, falsified or cannot be verified. 2. Unpaid judgments on your credit report from a landlord, negative landlord references, eviction on your credit report, or any drug or violence related crimes on your record. 3. Lack of adequate verifiable income, unsatisfactory credit report, or unsatisfactory references.

    "There are children around but only by necessity as rent is very cheap here. It is absolutely not friendly, one of the most dangerous areas in Spokane. Prolific trash and dumping, as well as a very heavy homeless population. There are obvious signs of drug use, as well as public drug use sightings increasing. People drive extremely fast and recklessly depending on the road. Not a place for children."
