There is a small portion on the westernmost edge in FEMA Zone A, the remainder being out and buildable. Preliminary indications are that the land could be suitable for grape cultivation. There is a derelict building formerly used as a residence in Flood Zone A and should probably be torn down or used as storage, BTV status with SCC. "My commute is 15 minutes to town, 35 minutes to all shopping, an hour to Tucson and all amenities. Very minimal traffic. Pleasant views in all commuting directions."

"There is a small town sense of community with the fairgrounds being the central meeting place for families, events, including contests for horse riders, the county fair, carnival, kids’ team sports. People look after one another and their animals. There are many vendor markets that are held in various venues, including the wineries, throughout the year which promotes local artisans. The 4H community is tightly knit and fosters character."
