WE WOULD NEED THE FIRST MONTHS RENT+ DEPOSIT EQUAL TO FIRST MONTHS RENT AND A WATER BILL DEPOSIT OF $100.00.
NO PETS
WOULD ALSO NEED TO PASS A BACKGROUND CHECK. AND MEET ALL OF OUR OTHER CRITERIA

(don't even move in our house if you smoke it not hard to tell if someone smokes) if you do you will be out....... and pay the cost to relist house for rent and for the time the house sets empty between you and the new renters . This also includes marijuana and vape smoking. If this is what you choose to do or need to do, that's great just find somewhere else to live.
2. WE DO NOT ALLOW PETS ........(don't think you will sneak one in, or you will be out.) . and pay the cost to relist house for rent and for the time the house sets empty between you and the new renters . And pay for damage and a special cleanup fee.
3. you must maintain the house, shed, or garage in a clean manner (no packrats or messy people please)
(We have put a lot of money in our houses and take pride in them. we would like them to stay in great shape).
4. WE WILL NOT TOLERATE ANY CRIMINAL ACTIVITY .........
5. WE WILL NOT TOLERATE ANY PARTIES OR LARGE GROUPS OF PEOPLE AT ANY OF OUR HOUSES.
6. WE REQUIRE A SECURITY DEPOSIT EQUAL TO THE RENT AMOUNT AND ALSO REQUIRE AN ADDITIONAL DEPOSIT OF ONE HUNDRED DOLLARS ($100.00) FOR THE WATER BILL....
7. THE GOOD NEWS IS IF YOU PAY YOUR RENT ON TIME AND FOLLOW THE LEASE. YOU PROBABLY WONT EVER SEE ME UNLESS YOU NEED TO., ...
8. WE REQUIRE ALL ADULTS WHO WILL BE LIVING IN THE RESIDENCE TO FILL OUT THEIR OWN APPLICATION TO SEE IF THEY WILL BE APPOVED TO RENT OR LIVE IN OUR HOUSE. Only people listed on the lease are allowed to live in the property, this also includes you children. Guest are only allowed to stay no more than one week in a 30 day period.
9. WE DO REQUIRE A ONE YEAR LEASE.
10. I KNOW THE LIST SOUND A LITTLE NEGATIVE BUT WHEN YOU HAVE BEEN BURNT A FEW TIMES YOU JUST HAVE TO LAY IT ALL OUT. WE ARE EASY TO GET ALONG WITH.
11. WE DO NOT ALLOW YOU TO PUT HOLES IN THE WALLS, TRIM, DOORS OR TO USE THUMB TACKS OR TAPE TO HANG POSTERS, PICTURES OR ANYTHING ELSE. We will hang pictures and things for you.
12. You must prove a Gross income of 3 times the rent amount. (Paystubs, w'2 s) and have at least 6 months at your current job. You can email me if you have questions or concerns.
13. You will need to pass a background check, and it must meet our criteria.
14. All references, employment and income will be checked any false information will disqualify you and you will not receive any application fee money back; you will also not receive your application money back if you are not chosen.
15. You must have an acceptable credit score.
16. YOU WILL ALSO BE DENIED IF YOU HAVE HAD ANY EVICTIONS, FELONY OR AN OPEN BANKRUPTCY.
