About this House

Well maintained split level home. Roof replaced 7 years ago, furnace and electric hot water have been replaced also. New mini split installed which is for heat and air conditioning. It heats and cools main level and lower level. Beautiful wood burning fireplace with heatilator. Sellers only use about 400 gallon of oil a year. Nicely maintained hardwood flooring throughout except for kitchen. Lower level has new flooring and decorative wall paneling. Built as a 3 bedroom, sellers has converted it to a 2 bedroom. Sun room off of garage. They are leaving windows for that room but will not be installed. Nice stamped patio off of sliders in kitchen. 2 sheds on property which will stay. Very level lot over 1/2 acre lot. Also Wallingford electric is the cheapest in the state as they have their own power plant. Downtown Wallingford has wonderful restaurants, coffee shops and a wonderful library.

    "Wallingford is a very nice Connecticut suburban town. It has the charm of a great New England community with easy access to major metropolitan areas (about 90 minutes outside of NYC); the town offers great access to two interstates and a commuter rail line. Great public and private schools with a wide array of amenities all make Wallingford an attractive place to live and raise a family. The real estate is well priced with a wide variety of small, medium, and large to estate-sized homes. The mill rate is low relative to most of Connecticut and the town has its own electric company. The East Side of town is more developed with many beautiful estates that overlook the vineyards and countryside offering beautiful, breathtaking views of the terrain and sunrises/sunsets. The crime rate is low and the town boasts many outdoor spaces that are well maintained."
