SELLING AS IS! SELLING AS IS! NO LEASE OR RENT. Are YOU the ULTIMATE DIY scavenger?! Is it your desire to live off the land and be self sufficient? Would you like to raise your own meat, gather your own eggs? Do you live to reuse, repurpose and recycle?!? Does your soul crave peace and quiet? Do you desire to live more in harmony with the land? Maybe you like to explore old mines! Are you a bee keeper? Local Mesquite honey naturally combats allergies!
GET AWAY FROM THE CITY, start working toward your off grid life! Work remotely, let Amazon deliver all your NON perishables, and you can be a reclusive desert scavenger!
This 47.5 acres of property, WITH electricity AND a well share, is nestled between the Chiricuahuas and the Cochise Stronghold Mountains. There's a water draw on the property, where during the monsoon season. You can slow the water flow, to provide your animals with extra water. The camp style dwelling, two mismatched single wides, that have been married. It gave almost 2000 sq ft of space, with remodel projects. YES you can live in the dwelling, while you work on it. We'll continue improvements until it sells. The end goal is to square up and stucco the dwelling. There's electricity and running water, it has a well share that sells with the property. Yes you are hooked up to a well that you and 3 other households will share use and expense of. The well is 600+ feet deep. We're in the process also of making a dog housing community. That will have individual pens that open up into a giant play yard for them. The long term goal to build a house on the hill top, out of native rock on the property. On the bottom property that's where the guest/mother in law place is to be.
The property is ideal for hosting hip camp campers. You could even look at creating a sulphur springs mineral soak, because we are in the Sulphur Springs Valley. There is 200x300 area cleared ready for your project. Oh yes the 5 stall barn, was built out of pallets,it has water AND electric to it ready to stucco. Pallets are so multi function, inexpensive and quick to put up.
Cochise County AZ offers much to the nature lover, hiker (Cochise Stronghold is a world renowned hiking destination)and historical enthusiast. During the migration periods MANY bird watchers come and stay. Also did you know that you can hop across the border over into Aqua Prieta and get a root canal for about 300 American Dollars?!! Medications and health services are far less expensive over in Old Mexico. We have what I would call 2 and one half months of real winter. Meaning it can dip below freezing, but never stays there for weeks on end. And the average winter temp is 55*. Cochise County is a beautiful high desert place, with interesting wild life, such as Gila Monsters. Sunrises to the east over the Chiricuahuas in the winter, and monsoon sunsets over the Stronghold in the summer.
Arizona is also an OPEN CARRY state! Cochise County offers a lower cost of living and lower taxes. Smaller student/teacher ratio for public schools. Homeschool? Guess what that's welcomed here too! Also did you know that John Wayne filmed more than one western in Arizona? Yup that's right! Cochise made his stand here in the Stronghold. His grave is still undiscovered. Visit the local historical places here to include Rex Allen Museum, Marty Robbins museum, Chiricuahua Museum and The Amerind Museum.
Immediate towns withing 30 miles are Sunsites, Elfrida, Sunizona, Cochise, Willcox. Little farther out you have Benson, Safford/Thatcher, Douglas, Bisbee. Then there's Sierra Vista and your closest airport is Tucson. Willcox hosts car racing as well for those who didn't know. It's also putting out some of THE BEST wines in the country right now. Cochise County is the hidden treasure of Arizona!
WE will pay the taxes through to current. BUYER pays the closing costs. If you want surveys and such that's on you.
We will SHOW the property, by APPOINTMENT ONLY, to buyers ready to purchase.
